The study is designed to constitute a permanent observatory, mainly, on the new building materials (but also on new technologies): they are in the process of scientific research, in the testing phase or in phase of commercialization, that is able to provide, in addition to the specific characteristics of the various materials, the indications on the best use of the same in construction. The subjects of the study are to deepen and make usable the requirements of modern technology in order to monitor the buildings, after the realization of the pilot projects through integrated and computerized management of the comforts of life, of the home security (Building Automation), the strategies and techniques / morphological used. The monitoring must relate to the state of the structure since the construction phase and throughout the housing of the settlement period. The operation that comes from other components of the system until the structural life of the building.


Urban planning, mobility and environment assessment Area

The thematic area defines the localization of operations and integration with the urban context, considering the complex interactions that occur between the nearest buildings. The objective is to define, in the territorial governance tools, policies aimed at identify space solutions within urban regeneration processes, guaranteeing certain basic principles of the settlement anthropic compatibility with the natural environment: the principles of compatibility ecological, technological and morphological.

About the ecological compatibility, it is to propose new forms of organization of settlement space based on the need to contain the land consumption, promoting forms of re-use of existing buildings, ensuring maximum permeability of the soil.

About the technological compatibility, it is an incentive to public transport systems while promoting, in particular, alternative mobility systems and eco-friendly choices in finalizing the objectives of road safety and efficiency.

About the morphological compatibility, ie the quality of spatial solutions, it comes to giving a conscious form the space between the buildings. Through a pattern of settlement space that, starting from the urban framework project, namely the territorial allocations, individuals formal choices at the structural level, leaving flexibility to the typological choices of construction projects. A design that reasons on the idea of ​​total anthropogenic settlement in the territory, including the voids and the great outdoors.


Estimate and economic evaluation Area

The contribution from the thematic "SURVEY AND ECONOMIC EVALUATION" as the application of estimation methodologies indicated in the International Valuation Standards for determining the market value of real estate assets consist of dwellings so-called green buildings. It is also interesting to compare the costs of energy consumption for this type of housing and the adjustment costs of housing. Finally, the comparison can be made between technical and construction compliance costs and the increase in value that the properties recorded due to the adjustment in order to establish the economic viability of the investment.
